  • Where can I drop off my rent?

  • How many days do I get leeway for late rent?
    Rent is due the first day of every month. It is late on the second day of the month.
  • How do I go about moving out?
    After fulfillment of your lease agreement, You must provide a written 30day notice.
  • My plumbing is not draining , what can I do?
    You need to call our office as soon as possible to discern what the problem is. The tenant is responsible for all local stoppages caused as noted in your lease agreement. If its not a Emergency please fill our a work order request.
  • How do I turn in a work order?
    Click on Maintenance on this website and fill out a detailed description of the problem. Otherwise, you may write it down and put it in the drop box at the Marina Postal center or call us.
  • What should I do if some one is loud after hours?
    You may call our office to report the problem. We would then send out a notice to the other tenant. If you would like to take care of the problem right away because we may not get the message until morning you may always call the Los Angeles NON Emergency number which is posted under Venice Numbers on this site. They will come out within an hour usually.
  • Where do I call for emergency service if I cant get a hold of any one?
    If there is a life threatening emergency call 911, if there is a flood you need to call our emergency numbers which are (310) 985-9889 or (310) 985-4998. There are emergency shut off's for water and gas at every building. They can be easily turned off by hand.
  • what do I do to move in a new roommate?
    A new room mate must fill out an application and pay a $25.00 application fee. They must be approved prior to move-in and it must be approved by Peter Nott.
  • I want to get out of my lease early?
    You are responsible until the end of your lease term, but we understand that sometimes you just need to move for a job, family, ext.... If you need to get out of your lease please contact our office for instructions.
  • What is this three day notice?
    A 3-day notice is given when you either haven't paid your rent, or there is something that needs to be corrected. As long as you pay your rent or correct the problem with in 3 days there will be no eviction. Although, you may recieve a late fee for late payment of rent. If the rent is not paid, or if the problem persists you may receive an eviction notice. The 3-day notice gives you the option to pay, correct the problem or quit. Quit means that you leave the premises. You will be responsible for the remainder of your lease and any fee's incurred by the land lord.
  • Can I modify my apartment (paint, build on to my apartment)?
    you must put your request in writing for any changes to the apartment. Some people like to paint the walls a different color. This is fine as you do not damage the flooring, windows and other fixtures and that you are aware that the apartment will need to be returned to it's original condition when you move out. You are responsible for any damages to the apartment.
  • Can I get a cat or dog after moving in, and what do I need to do?
    NO DOGS! you may get a cat but you need to put down a security deposit for the cat. It is a $500.00 security deposit.
